How to use the rent receipt generator
Fill in your name, your landlord’s name and PAN, the rented address and the monthly rent. Choose the first and last month, which default to the current financial year from April to March, and the day you usually pay. The generator builds one numbered receipt per month. Press Download, choose Save as PDF, then print the file and have your landlord sign each receipt.
Who needs rent receipts for HRA
If your salary includes House Rent Allowance and you live in a rented home, part of that allowance can be tax-free. Your employer applies the exemption when deducting tax from your salary, but only with proof that you paid rent, which is what these receipts are. The exemption exists only under the old tax regime. Under the new regime the whole allowance is taxed and the receipts change nothing.
When the landlord’s PAN is required
Once your rent is more than ₹1,00,000 a year, which is about ₹8,334 a month or more, your employer must collect your landlord’s PAN under CBDT Circular 8/2013. If the landlord has no PAN, a signed declaration from them saying so, with their name and address, takes its place. The generator tells you when your rent crosses the line, checks that the PAN you type has the right format, and when there is no PAN it prints that declaration for your landlord to sign.
Revenue stamps and cash rent
Under the Indian Stamp Act, a receipt for a cash payment above ₹5,000 generally needs a ₹1 revenue stamp, signed across by the person receiving the money. When you choose cash, each receipt gets a marked box for the stamp. Paying by bank transfer or UPI avoids the stamp question and leaves a record your employer or the tax department can check.
A worked example
You pay ₹15,000 a month by UPI from April to March. The generator makes 12 receipts, each reading “Rupees Fifteen Thousand Only”, for a total of ₹1,80,000. That is above ₹1 lakh a year, so the landlord’s PAN goes on every receipt. Because you paid by UPI, no revenue stamp is needed.
